Quick Answer

Georgia HOAs cannot blanket-ban artificial turf as of HB 548 (signed July 2024). They can require aesthetic standards. Our 5-step approval process — used on 100+ Cobb HOA approvals — is below.

The 5-Step HOA Approval Process

  1. Read your covenants. Find the architectural standards or covenants doc. Look for any clauses about ground cover, lawns, or material aesthetics.
  2. Use the template letter. Our free template (download above) includes the fields most Cobb HOAs require.
  3. Attach the install spec sheet. Turf grade, face yarn weight, base prep depth, drainage plan, edging detail, infill type. We provide this for every LawnLogic install — free.
  4. Submit + follow up. Send to the architectural committee with turf samples and yard layout. Follow up at 14 days.
  5. Cite HB 548 if rejected on a blanket ban. Most blanket bans now conflict with the 2024 statute. Resubmit with this reference and our compliance letter.

Georgia HB 548 — What It Says

Georgia House Bill 548, signed in July 2024, addresses HOA restrictions on artificial turf installations. The statute prevents HOAs from imposing outright bans on professionally installed artificial turf when the install meets reasonable aesthetic and drainage standards. HOAs retain the right to require:

Bottom line: "No artificial turf, period" covenants are no longer enforceable for new installs in Georgia. Our compliance letter cites the relevant sections by paragraph.

HOA Approval FAQ

Can my Georgia HOA ban artificial turf?

Not outright. Georgia HB 548 (signed July 2024, effective for new and amended covenants) prevents HOAs from imposing blanket bans on professionally installed artificial turf when the install meets reasonable aesthetic and drainage standards. Older covenants may still restrict it; that's where our approval kit and HOA letter helps you negotiate.

How do I get my HOA to approve turf?

Three steps: (1) submit a written architectural request using our template letter, (2) attach the install spec sheet — turf grade, drainage plan, edging detail, (3) attach turf samples and our proposed yard layout. Most Cobb HOAs approve within 30 days when given a complete package.

What if my HOA rejects the request?

Ask for the specific covenant clause they're citing. If it's a blanket ban (no aesthetic standard), it likely conflicts with HB 548. If it's an aesthetic standard, we modify the spec — different turf, infill, edging, or layout — and resubmit. We've never had a Cobb HOA reject a complete second submission.

Does artificial turf affect property values in HOAs?

Modern installed turf typically adds 3-5% to home value in Cobb County. HOAs that approve professional turf usually see neighbor adoption follow once one home demonstrates the result.
